What is an appraisal?

An Appraisal is a formal opinion of value, either written or oral, prepared as a result of a retainer, intended for reliance by identified parties, and for which the signing appraiser assumes responsibility.

What's the difference between a CMA (Comparative Market Analysis) and an Appraisal?

A CMA (Comparative Market Analysis) is usually completed by a real estate agent. It is an estimate of home value used to establish a marketing plan, typically to set a listing goal or an offer price, or to guide client's decisions pertaining to real estate conveyance. This service is often offered at free of charge to engage client or to encourage prospective seller/buyer to enter into a representation agreement. The reliance of the CMA is limited to such purpose only.

An Appraisal can only be completed by a designated appraiser (either CRA or AACI). It is considered a formal opinion of value, recognized by both public and private sectors. It is often being relied on by institutions, corporations or individuals as an unbiased opinion of value in relation to monetary matters involving real estate. An Appraisal, if done in written form, is generally considered as a legal document, which might be retained for financial purpose, legal disputes, or any other situation where strong reliance is required. It is generally the only document type accepted by mortgage lenders, government bodies and the courts, for which the signing appraiser assumes responsibility.

What's the difference between a Home Inspection and an Appraisal?

A Home Inspection is primarily intended to examine the physical condition of the subject property to identify any deficiencies and the remaining life span of the mechanics and structural parts of the subject property. Whereas an Appraisal is intended to identify the market value of the subject property.

In an Appraisal, the inspection is conducted to collect comprehensive information about the subject property rather than indepth validation of the subject property's physical condition and mechanics. An extensive amount of effort is being made to the market research and analysis rather than the physical inspection. More interest is being accorded to how the market would react to the overall condition and characteristics of the subject property.

That the appraisal will not be reproduced nor distributed in any form, without the consent of Ready Appraisal Inc. and the signing appraiser(s).

That you are legally authorized by the property owner to order an appraisal on their behalf.

That all the information you are providing to us is accurate and up to date.

That this order is subject to approval and may be altered and/or declined at our discretion.

That fees quoted for services rendered and/or services to be rendered are subject to change and that past performance does not dictate current fees charged.

That the purpose and scope of the appraisal inspection is to investigate and determine the marketability of the subject property only, and as such:

We will not be responsible to qualify any mortgage applicant(s), investigate and/or interrogate any occupant(s), and/or warrant the validity/status of any party involved in this transaction. Our responsibilities are limited to reporting on the real property only. All due diligence in qualifying and validating the parties involved in this transaction are expected to have been and/or will be undertaken by the user of this appraisal, as well as any other party who rely on our opinion of value.

The scope of the inspection is cursory only. Any details to the level expected to be uncovered by a home inspector, for example, go well beyond the training and scope of the appraiser and their assignment.

That even after acceptance and/or property inspection, we reserve the right to cancel any order, change the terms of the order agreement, delay inspection time, and/or delay the final delivery of the appraisal report, due to any of the following reasons:

We have reason to believe that you have misrepresented yourself and/or the applicant(s).

We have reason to believe that this transaction may be fraudulent.

If any critical order information provided is incorrect.

Due to delays caused by lack of cooperation by any person(s) required in assisting the appraiser in completing the appraisal assignment.

Conditions of the order have either changed and/or have been confirmed as significantly different than the originally accepted order.

Due to delays caused by forces beyond our control. For example, poor weather, traffic delays, power failures, computer systems/internet issues, etc..

We have uncovered a conflict of interest.
